A short and simple glimpse at the property tax in New Jersey

Taxes are due on:
1st Quarter - February 1
2nd Quarter - May 1
3rd Quarter - August 1
4th Quarter - November 1

You are given a grace period of ten days.  During that period, interest accrues but is not charged.  After the 10th of the month interest is charged from the first of the month. The interest rate is 8% on the first $1500.00 then 18% after until the entire balance is paid.

Payment forms accepted:  Checks or money orders made payable to the Borough of Hillsdale.  We do not accept cash or credit cards at the counter.

For your convenience, we do have a drop off box in the parking lot.  However, if it is the last day of the grace period, it has to be in the drop-box by 4:00 PM, or it will be considered late.

Important Notes:

Tax Payment Identification

If you are sending us payment without the payment coupon from your tax bill, PLEASE REFERENCE YOUR BLOCK AND LOT NUMBERS (and qualifier number, if you have one.)  That is the reference we look for in order to properly apply your payment.   This is particularly important if you have a different name and/or address on your check than the property you are paying for.  Thank you for your cooperation.

No Post-Dated Checks

Date your check the date you are writing it, not a future date. This is called “post-dating”, and it makes it impossible for us to deposit your check on time.  We are not allowed to hold payments for residents, so make sure that you do not post-date checks.  We do not want to have to return it to you.

Tax Payment Due Dates

Taxes are due February 1, May 1, August 1 and November 1. The tax due dates are set by the State of New Jersey, and the only time the due date is different is in the 3rd Quarter, if we have to wait for the tax rate from the county.  By law, we must provide at least 25 days between the date of mailing the tax bill and the due date, so we often have to extend the due date for the August installment.   Extension of  the due date due to late mailing is done by Resolution of the Mayor and Council.

Grace Period

We allow a 10-day grace period in case of illness or inclement weather, but please keep in mind that the 10th is not the due date – it is the last day to pay without interest. Taxes can be paid online, by mail, by ACH withdrawal (call the Tax Collector to set this up), left in the secure drop-box in our parking lot (up until 4pm of the last day of the grace period) or in person in Borough Hall.  If taxes are received after closing on the due date, according to New Jersey statute, interest is due.

The Tax Assessment Postcards vs. Total Taxes Paid

By law, every year in January, the Tax Assessor (Patrick Wilkins) mails out a postcard that states your current property assessment, and the amount of taxes billed the prior year on that assessment. These cards are not meant to reflect how much you actually paid in taxes the prior year, it states what was billed for that year. Each year, you should keep track of the total amount of taxes you pay within that calendar year.
